A condenser is normally located outside. A fan pulls a high volume of surrounding outside air through several small openings on the sides, known as condenser coil fins. Due to normal dust and debris these coils require normal cleaning annually at minimum. Some units known as heat pumps operate during both cooling and heating seasons. These outdoor units may need to be cleaned more often. Some outdoor units must be completely disassembled and or separated to be properly cleaned. Our technicians will inspect the condenser coil prior to cleaning to determine the necessity to clean.

The water accumulated from the moisture in the air that passes across your evaporator coil runs into a primary drain pan. Primary drain pans generally have two drains. The first is the primary and generally drains to a location found under a restroom sink. A junction should be accessible and will be removed, cleaned, reinstalled and tested for proper operation. The second is known as the secondary drain and generally drains into the secondary drain pan which is mounted below the evaporator coil. This pan will be inspected for water, cleared of any debris and tested for proper operation. An auto shut-off may be offered for immediate installation to help prevent and protect against failure of secondary pan due to rust. If other drainage issues are found, the customer will be notified of options for further repairs as necessary.

This fan pulls a high volume of surrounding inside air through several small louvers inside the wheel housing then pushing it onto and through the evaporator coil. Due to normal dust and debris accumulated inside the home or space, routine inspections are recommended to achieve continued efficiency, and will require normal cleaning as necessary. Some equipment is operated more often than others; therefore, some fans may need to be cleaned more often. Most fan motors must be completely removed from housing for a proper cleaning. Our technicians will inspect the fan louvers prior to cleaning to determine the necessity to clean.

An evaporator is normally located inside. An indoor fan pulls a high volume of surrounding indoor air through several small openings known as evaporator coil fins. Proper airflow between the copper and/or aluminum tubing is important to transfer heat out of the air into refrigerant that flows through the inside, and remove moisture from the air by accumulating and draining it from the exterior of the copper and/or aluminum tubing. Due to normal dust and debris accumulated inside the home or space routine inspections are recommended to achieve continued efficiency, and will require normal cleaning as necessary. Some equipment is operated more often than others; therefore, these evaporator coils may need to be cleaned more often. Some evaporator coils must be completely disassembled and or removed to be properly cleaned. If our technician deems it necessary, he or she will inspect the evaporator coil prior to cleaning for a fee of $35.00 to determine efficiency. In some cases, a new coil may be recommended due to age and degree of decay.
